🏡 Three Different Views of the Same Property
Have you ever noticed that the same property can have three very different values depending on who’s looking at it?
1. How owners see their property ❤️
Homeowners see the memories, the improvements, the hard work, and the money they’ve invested over the years. Every upgrade feels valuable, and every corner may have a story. It’s easy to believe your home is worth more because you know everything that makes it special.
2. How assessors see the property 📊
Assessors look at your property through the lens of valuation. They consider factors such as location, size, age, condition, property characteristics, and comparable sales, depending on local assessment rules. Their goal is to determine an assessed value for property taxation purposes—not necessarily the price your home would sell for today.
3. How buyers see the property 🔑
Buyers look at your property differently. They’re thinking about what it offers them, how it compares to other homes on the market, what repairs or updates it needs, whether it fits their budget, and how much they’re willing to pay. They may appreciate your improvements, but they won’t always value them the same way you do.
The bottom line?
❤️ Owners value the memories and investment.
📊 Assessors estimate value for taxation purposes.
🔑 Buyers determine value based on what they’re willing to pay in the current market.
These three perspectives can be very different—and understanding the difference is important whether you’re selling, buying, or appealing your property assessment.
Your home may be priceless to you, but its market value is determined by what buyers are willing to pay.
Have you ever been surprised by the difference between what you thought your property was worth and what the market said it was worth?
