Blind Cash Offers
This market is so low in inventory and properties are being sold before they are even shown. New listings hit the MLS at 10am and have several offers before the sun goes down. Buyers are putting blind cash offers and than showings are being canceled. WHY??? These buyers are taking advantage of Due Diligence Law which means taking caution, performing calculations, reviewing documents, procuring insurance, walking the property, inspection, etc.- essentially doing your homework for the property BEFORE you actually make the purchase. If there are too many issues with the property- and that means too much potential risk and cost - than you can cancel your purchase agreement and look for a better property.
Boy this sure sounds risky to me, weather your the seller or the buyer!

So are we playing checkers, chess, or cards? The end result is we want to win! Right? It is a sellers market here in central Ohio. Buyers need to have game. So let’s think about this! The seller is getting rid of their property, they don’t want to live there anymore, they don’t want to pay for any more HOA fees, they don’t want to pay for anymore taxes, they will remedy their property the cheapest way possible. The seller has the upper hand! The seller will be picking his game, the very best game that is offered, the game where he will win. He will choose highest and best and quickest to unload all of his/her financial responsibilities. The seller will choose Conventional over FHA or VA, but cash will trump over all offers. The seller will choose closing in 30 days, which allows financial obligations to go through, but cash deal can close in 14 days, trumped again! Now what about highest offer that just might work over cash as long as it is Conventional with 20 percent or more down and closes in thirty days. So buyers be aware of a sellers market, you must play the game right! Than you can win!

Again Decreasing Number Of Homes For Sale

Last year we were at 92 consecutive months of declines in inventory. After seven months of increase of supply in central Ohio, now we are at month five of year over year inventory decrease (again).

Given the low unemployment, wage growth and low interest rates, most economists don't foresee a recession in the near future. How ever, the housing market along with the economy is cyclical and a market correction is inevitable at some point.

President of Columbus REALTORS John Myers states "The shortage of homes for sale actually works in favor of the housing market. Lower housing supply up against strong buyer demand as well as record home equity would cushion the effects of any recessionary activity we might see."

"Although home values have been increasing steadily over the last several years, home owners still need to be realistic when pricing their home for sale" added Myers "Buyers may become wary of OVERPRICED homes and could choose to wait rather than pay too much for a home today."
