Subject: Update on Tagpuro and Cabalawan lots
1. TAGPURO Update
- our subdivision plan in tagpuro has been approved by the DENR ( This document is necessary in fast tracking our BIR processing).
- at BIR, we expect that the heirs of andŕes calinawan will be paying taxes for the lot in TAgpuro. After paying and compling documents at the BIR, the next stage is at the registry of deeds in which the change of title will finally commence from andres calinawan to GATE and TACDEA.
- After the change of title, both associations will be issuing individual deed of sale to our respective lot recipients.
CONCERNS:
1. The landowner/seller demanded our full payment of tagpuro lots on/or before august 15, 2017 ( our payments will be use in covering expenses for the processing of documents at BIR and ROD.
2. To tracher- recipients listed below, you are requested to present your full payment documents (deposit slips) to ma'am lloren on/ or before July 28, 2017 (friday) to.clear your payment record. Failure to present documents of payment on the said date, TACDEA has the.authority to transfer your lots to other interested buyers, so as not to hamper the development and procurement process.

2. CABALAWAN Update
- as of the moment we were'nt able to reach the 30% payment. We are short in coming up of 8 M plus. But rest assured that we will be reaching that this week, to seal our conditional deed of sale.
- the geodetic engineer, engr. Silong has already working and finalizing the approval of our subdivision plan, resolution for approval with regards to housing development at sanggunian panlungsod ( a prerequisite at HLURB).
CONCERNS:
1. The owner are asking for the monthly payments of our lots in cabalawan. As of this month, we should have paid at least 65 K already per lot.
2. Failure of payments means our documents processing wil also suffer.
