We are wrapping up our three-site reveal with a look at our most "connected" location: The Monarch Site.
While our Hunt St site offers a sprawling 'Campus of Care' and our Finley site provides a high-density transit hub, Monarch Ave is about Social Integration. As Ajax’s city centre undergoes a massive transformation with new residential growth, The Bethel Project is ensuring that no neighbor is left behind.
Why the Monarch Site?
Proximity to Essentials: Walking distance to the Ajax Public Library, Harwood Plaza, and local health services.
Urban Reintegration: A location designed for residents who are ready for greater independence while staying connected to essential community support services.
The 'Metamorphosis' Effect: This site sits near the heart of Ajax’s urban growth—proving that high-density living and high-dignity supportive housing can coexist beautifully.
The Model:
Our Monarch site has the capacity for 100+ Dignity Pods, meaning more neighbors safely housed. Utilizing trauma-informed design to provide a safe, permanent alternative to the shelter cycle. We aren’t just building units; we are building a gateway back into the community.
The Call to Action:
The sites are identified. The portfolio is set. We are now looking for social impact investors and community partners who believe that a growing city must be a compassionate city.

To solve the 330-person housing gap in Ajax, we need a Portfolio of Solutions. While 73 Hunt St is our 3-acre 'Flagship,' The Finley Gateway represents the power of Adaptive Reuse.
Situated in the heart of Ajax’s employment district, this site is perfectly positioned for our Rapid-Response Model.

Why The Finley Gateway?

The Solution is Hiding in Plain Sight: A Look Inside the Bethel Campus 🏠✨

Last week, we identified 73 Hunt St as the ideal anchor for our mission in Ajax. Today, we’re showing you why.

Solving homelessness isn’t just about "four walls and a roof"—it’s about Trauma-Informed Design. We are moving away from the outdated model of congregational shelters and toward a ‘Campus of Care’ that prioritizes privacy, safety, and a clear path to stability.

What does this look like in practice?

📍The Exterior: We see the potential to retrofit existing industrial "bones" into a warm, inviting community hub. By utilizing the 3+ acres at Hunt St, we can create a secure, managed environment that respects the neighborhood while serving our most vulnerable.

🛋️ The 'Dignity Pod':The heart of our model is the private, lockable pod. Every resident deserves a sanctuary—a place to decompress, heal, and store their belongings safely. This isn't just a bed; it’s a foundation for mental health and successful transition to permanent housing.

🤝 The Ecosystem: By positioning this campus across from the CFOC and near Lakeridge Health, we aren't isolated. We are integrated. Residents will have 24/7 access to on-site social services, nutrition, and peer support, all within a 10-minute walk of essential community resources.

The infrastructure exists. The zoning is ready. The vision is clear.

We are currently engaging with Capital Partners and Development Leads to help us turn these renderings into a reality for the 330+ neighbors currently experiencing homelessness in Durham Region.

It’s been a week of massive momentum for The Bethel Project. Just finished a site-walk across Ajax. The infrastructure for a ‘Functional Zero’ future is already here - it’s just waiting to be activated. From 6-dock industrial shells to 3-acre urban campuses, we’ve identified the prime locations to launch The Bethel Project. Stay tuned this week as we reveal the sites that will redefine supportive housing in Durham Region. 📍🏢
We’ve spent the last 48 hours identifying specific, underutilized assets in our community that are prime for adaptive reuse.
Why build from scratch when the bones of the solution already exist? By retrofitting existing commercial spaces into dignified, private 120-unit pod communities, we can:

✅ Cut construction timelines in half.
✅ Reduce environmental impact
✅ Activate stagnant land into life-saving social infrastructure.
I’ll be highlighting 3 key sites across South Ajax this coming week - starting with a unique 3-acre campus model that has potential to change the landscape of supportive housing in Durham Region.

With the amount of warehouses and buildings that have not been sitting vacant or have been for sale/lease along Bayly St from Pickering to the ends of Ajax - we can do this folks! By partnering with housing developers, our Municipal leaders and local church organizations, homelessness in our region can be effectively transitioned from a permanent crisis to a manageable, short-term challenge.
My vision for The Bethel Project and our 120-unit 'pod' model isn't just a dream; it's a scalable solution. In fact, just 3 of these facilities would provide enough capacity to house every single person identified as chronically homeless in our town.
The buildings are there. The need is there. We just need partnership and community to make it happen. 🏘️
