🏗️ What Could the I-94 West Business Loop Project Mean for Dickinson Real Estate?
If you've driven through Dickinson lately, you've probably noticed that the west side of town is changing.
The I-94 West Business Loop is undergoing a major reconstruction from the west I-94 interchange to State Avenue.
The project includes:
• A new roundabout at 23rd Avenue/County Road 10
• Roadway and utility improvements
• New street lighting
• A shared-use path connecting Fairway Street to State Avenue
• Improvements designed to increase safety, traffic flow and pedestrian access
The project represents an estimated $15.7 million investment in this corridor, with substantial completion expected later this year and final pavement striping scheduled for 2027.
So what does this have to do with real estate?
Infrastructure doesn't automatically make a property more valuable—but access, connectivity, safety and surrounding development can all influence how people view an area.
For homeowners, improved infrastructure can make an area more convenient.
For buyers, it may be worth paying attention to what's happening around a property—not just what's happening inside the house.
And for investors, infrastructure projects can be something worth watching when evaluating where future growth and development may occur.
There's another interesting question:
Could improvements like this help encourage additional residential or commercial development along the west side of Dickinson?
