Spring tends to be when the real estate market really starts to wake up in Ontario, and if you're thinking about making a move this year, a little preparation can make the whole process a lot smoother.

Whether you're buying, selling, or just starting to think about the idea, there are a few things worth considering as you begin your home journey.

If you're getting ready to start your home search, focus on three key things first: budget, location, and must-haves. Connecting with a mortgage professional early helps you understand what you’re comfortable spending and what you’re approved for. From there, think about the lifestyle you want your home to support. The neighbourhood, commute, schools, and proximity to amenities can matter just as much as the house itself. And finally, make a list of your must-haves versus nice-to-haves so you can search with clarity when the right property hits the market.

If you're thinking about listing your home this spring, now is the time to start preparing. Small updates can make a big difference. Decluttering, fresh paint, minor repairs, and thoughtful staging help buyers picture themselves living in the space. Curb appeal also plays a big role this time of year. After a long winter, simple things like cleaning up the yard, pressure washing walkways, and adding early spring planters can really elevate a first impression.

When you're touring homes in the spring market, pay attention to things winter can hide. Look at grading around the house, drainage, roof condition, and how basements feel after snow melt. Spring is also a great time to notice how much natural light a home gets and how outdoor spaces will actually function once the warmer months arrive.

The spring market in Ontario can move quickly, but that doesn’t mean you should rush. Good preparation, clear priorities, and the right guidance make the process much easier to navigate.

If you're starting to think about buying or selling this year, it’s never too early to start the conversation.

Are multiple offers still happening in today’s market?

Short answer? Yes.
Longer answer? It depends.

Right now, it truly can go either way. One home sits for a few weeks with barely a showing… and the next one down the street has three offers in 48 hours. That’s the market we’re in.

The difference almost always comes down to one thing: pricing.

Buyers are informed. They’re cautious. They’re watching value closely. When a home is priced right for the current market - not last year’s market, not based on emotion - it gets attention. And attention creates competition.

But if it’s priced even a little too high? It can stall quickly.

Strategy matters more than ever. Pricing, timing, presentation - they all work together.

If you’re thinking about selling and wondering which side of that coin your home would land on, let’s talk.

The market has shifted, and buyers are negotiating differently than they were even a year or two ago.

We’re seeing conditions back in offers. Financing. Home inspections. Sometimes even the sale of a buyer’s current home. That’s a big change from the peak frenzy, when offers were firm and you truly got what you got.

Buyers are also being more diligent. If an issue comes up during an inspection, they’re asking for it to be addressed before closing. They’re taking the time to review details. They’re protecting themselves.

For sellers, that doesn’t mean it’s a bad market. It just means strategy matters more. Pricing correctly, preparing your home properly, and understanding what buyers are looking for can make all the difference.

If you’re wondering how this shift impacts your plans in Southwestern Ontario, let’s talk it through.
